As a commercial property owner or manager, you have a lot on your plate when it comes to managing and maintaining your property. It’s critical to have a commercial roof checklist to ensure nothing is missed. Regular maintenance is a smart decision as it helps to identify problems early and make the necessary repairs before they escalate into bigger, more costly damages.

1. General Items

Have a clear record of who goes on the roof, when, where, and why they were on the roof. Record the condition of all roofing components you inspect, including vents, seams, and other items like skylights and drainage systems. Do they require any repairs? Where are they located on the roof? Also, take pictures of the damage and keep track of any repairs completed on the roof.

This information is important for your roofing contractor as it gives them a general idea of the materials required and the scope of work. You can also record the precise location and condition of the damage you found.

Additionally, create a functional toolkit to make your inspection smooth. Be sure to include a copy of your checklist, a pen or pencil for taking notes, a tape measure for taking precise measurements, and a camera for taking pictures of any damages. You may also need a copy of your roof plan, aerial photos, and log of previous repairs. Be sure to include a flashlight for the dark areas of your roof.

2. Inspection from the Inside of the Building

After preparing the items in the first section, it’s time to begin a general inspection to determine if you need to call a professional roofer. Start from the inside of the building and observe the general state of the walls. Is the paint peeling? Are the walls showing signs of wet spots or mold growth?

Visually check for any cracks in rafters and sheathing and inspect the areas around vents for damp spots to ensure proper ventilation. Make sure your deck is not sagging and there is no light showing anywhere it shouldn’t be.

If you notice any leaks, note where they are and take pictures to show your roofer. They will carry out a more detailed inspection and recommend the best course of action to prevent further damage.

3. Inspection from the Outside of the Building

From the outside of your building, look for visible damage and debris on your roof. Check if there is any ponding, holes, blisters, or punctures in the roofing material, or any component pulling away from the roof. Check the areas around vents, flashing, and drainage systems and note down any visible damage.
